What is covered?

  • Capital repayment mortgages

  • Interest-only mortgages max 2 years

  • Fixed rate mortgages for 2 or 3 years

Loan to Value:

  • Maximum Loan to Value for a Construction Loan: 90%

  • Maximum Loan to Value for Property: 80%

  • Maximum Loan to Value for Land: 70%

Typical Interest Rates:

  • Euro: 6.35% fixed for 3 years

  • Swiss Franc:3.22% fixed for 2 years

Maximum Term & Age Limit:

  • 30 years (maximum 75 years at maturity)

Currencies available:

  • Euros & Swiss Francs

Prepayment Penalty:

  • No penalties for variable rate mortgages

  • Penalties may apply for fixed rate options

Documents required:

  • Payslips, P60’s, bank statements for employed

  • Accounts and tax returns for self-employed

  • Floor plans, site plans, construction permits and full details of property

  • Sales & purchase contract

General Fees:

  • Fidentia Fee 0.25% of the loan amount on application
                       0.75% of the loan on getting a formal loan offer

  • Bank arrangement fee 1% of the loan amount

  • Valuation and legal fees generally allow from of 12% for fees and charges
